What the programme covers

The programme delivers a precise, applied understanding of property measurement under RICS practice and the International Property Measurement Standards, so that your measurements are transparent, consistent and comparable across markets. Across four structured modules you will work through:

• Module 1 – Foundations of Property Measurement, 10 training hours: the difference between NIA, GIA and GEA, when each basis of measurement applies, what is included and excluded under each standard, and how the older bases relate to IPMS.
• Module 2 – IPMS and Integration with RICS, 10 training hours: IPMS 1, IPMS 2 and IPMS 3, IPMS All Buildings, the Internal Dominant Face concept, limited-use areas, and dual reporting that presents IPMS alongside a local standard.
• Module 3 – Measurement Tools and Accuracy, 10 training hours: calibration of laser devices, correct use of hand tapes and measuring wheels, Total Station and GPS in land measurement, tolerance levels, likely sources of error, and the real risks of relying on Google Maps.
• Module 4 – Practical Application and Reporting, 10 training hours: measuring from drawings, adjusting comparable evidence when the basis of measurement differs, handling client requests that conflict with the standards, land measurement, clear methodical reporting and applied case studies.
