Why a valuation advisory line exists

Most people who contact a valuer do not yet need a certified valuation report. They need to know whether a valuation is possible at all, which documents are missing, what price level a district reached in a given month, whether a report prepared by someone else can be relied on, or how to present a value question to a court or an arbitrator. A certified report is the right answer only once the asset is identified, the purpose is clear and the documents exist.

That is why COMFORT360 opened a separate Valuation Advisory & Consultancy service line. Every service on the page is an advisory opinion signed by an FRA-registered valuation expert. None of them is a certified valuation of a specific property, and each product says so in writing. When a certified report is what you actually need, the advisory fee is credited against it within 60 days.

The 19 services, in six groups

• Consultation sessions (ADV-CS-01 to 03) — a 60-minute online session with a one-page written summary (EGP 1,500), a signed written opinion answering up to five questions (EGP 3,000), or a 90-minute in-office or on-site consultation (EGP 3,500).
• Pre-valuation checks (ADV-PV-01 to 03) — a scoping and feasibility opinion before any engagement (EGP 2,500, credited against the later valuation), an ownership-file and document-readiness review (EGP 3,500), and a data-retrieval roadmap with ready-to-sign application letters to the authorities that hold the property's records (EGP 4,500).
• Market evidence (ADV-MK-01 to 03) — an area price-level report for a current or historic date (EGP 6,500), a desktop indicative value opinion without inspection (EGP 4,500, credited) and a market-trend and decision-timing brief (EGP 7,500).
• Legal and dispute support (ADV-LG-01 to 03) — an independent review of a third-party valuation report (EGP 7,500), a written expert statement for a court or arbitration inside or outside Egypt (EGP 12,000) and a four-hour litigation-support package (EGP 8,000).
• Transactions (ADV-TX-01 to 03) — a pre-purchase or pre-sale price opinion with a negotiation brief (EGP 5,500), rent-review and lease-renewal advice (EGP 4,500) and an inheritance or co-ownership settlement session (EGP 4,500).
• Corporate (ADV-CO-01 to 04) — a valuation policy and procedures manual for companies, banks and funds (EGP 25,000), IFRS 13 fair-value and IAS 36 impairment methodology advice (EGP 15,000), an IVS and Egyptian-standards compliance review of an internal valuation function (EGP 20,000) and a monthly eight-hour advisory retainer (EGP 12,000).

Prices are for the Arabic deliverable at standard turnaround; a bilingual deliverable adds 25% and a 48-hour express option adds 40%. The 10% schedule tax is added at checkout. Add-ons cover extra hours, extra assets, signed hard copies, a legalisation-ready pack for use abroad, site visits and a presentation session.

The report specification and when we decline

Every written advisory product follows a fixed twelve-part structure, and every service has a minimum-information gate. A price-level report, for example, needs the scheme and phase on a map, the land use, an area band, a position class and a value date. If a request cannot pass its gate, or asks us to label an unidentified asset as a “certified valuation”, or wants forecasts presented as evidence, we decline in writing before any work starts and refund in full. The specification is published on the service page so that clients, lawyers and courts can see exactly what they will receive.
