Deliverable: An engineer's condition report documenting structure, finishes and services with photographs, plus an estimate and priority ranking of visible repairs.

Pre-purchase / pre-lease unit inspection
النطاق: شقة أو مكتب أو عيادة أو محل بمسطح حتى 300 م².
Scope: An apartment, office, clinic or shop up to 300 m².
التسليم: قائمة فحص من 120 بندًا: الهيكل، الرطوبة والتسريبات، الكهرباء، السباكة، التكييف، النوافذ والأبواب، التشطيبات، المصاعد والمناطق المشتركة؛ تقرير مصوّر بالعيوب وتكلفة إصلاحها التقديرية وتوصية بالتفاوض.
Deliverable: A 120-point checklist: structure, damp and leaks, electrical, plumbing, HVAC, windows and doors, finishes, lifts and common areas; a photographed defects report with estimated repair costs and a negotiation recommendation.

Developer handover snagging inspection
النطاق: وحدة جديدة تُستلم من مطوّر حتى 300 م² (نصف تشطيب أو كامل).
Scope: A new unit up to 300 m² being handed over by a developer (core-and-shell or finished).
التسليم: فحص كل فراغ مقابل مواصفات العقد وكراسة الشروط، قائمة ملاحظات مرقّمة بالصور والموقع على المسقط، قياس المساحة الفعلية مقابل المتعاقد عليها، وخطاب ملاحظات جاهز للتسليم إلى المطوّر مع زيارة إعادة فحص واحدة.
Deliverable: Every space checked against the contract specification, a numbered snag list with photos located on the plan, actual area measured against the contracted area, and a snag letter ready for the developer, with one re-inspection visit.

Structural condition assessment with non-destructive testing
النطاق: مبنى قائم بمسطح حتى 1,500 م² (خرسانة مسلحة أو حوائط حاملة).
Scope: An existing building up to 1,500 m² (reinforced concrete or load-bearing walls).
التسليم: حصر الشروخ والهبوط والصدأ بالخرائط والصور، مطرقة الارتداد وجهاز كشف الحديد وسمك الغطاء في العناصر الحرجة، تقدير مقاومة الخرسانة، تصنيف الحالة الإنشائية، وتوصيات الترميم أو الاختبارات الإتلافية التكميلية.
Deliverable: Cracks, settlement and corrosion mapped and photographed, rebound hammer and rebar/cover scanning on critical elements, estimated concrete strength, a structural-condition classification and recommendations for repair or supplementary destructive testing.

Post-incident inspection (fire, flood, settlement, adjacent excavation)
النطاق: مبنى أو وحدة تعرّضت لحادث، بمسطح حتى 1,000 م².
Scope: A building or unit affected by an incident, up to 1,000 m².
التسليم: توثيق الأضرار خلال 48 ساعة بالصور والقياسات، تصنيف الخطورة وتوصية بالإخلاء أو التدعيم المؤقت، تحديد الأضرار الإنشائية وغير الإنشائية، وتقدير تكلفة الإصلاح — تقرير يصلح للتأمين أو النزاع أو الجهة الإدارية.
Deliverable: Damage documented within 48 hours with photographs and measurements, a severity classification with an evacuation or temporary-propping recommendation, structural versus non-structural damage identified, and a repair-cost estimate — a report fit for insurers, disputes or the local authority.

We need: Incident description and date, any civil-defence or district report, drawings, the insurance policy if any.

Periodic building safety & maintenance inspection (annual)
النطاق: مبنى إداري أو سكني أو صناعي بمسطح حتى 3,000 م².
Scope: An office, residential or industrial building up to 3,000 m².
التسليم: فحص سنوي للهيكل والواجهات والأسطح والعزل والمصاعد ومخارج الطوارئ ومكافحة الحريق والكهرباء والسباكة والخزانات، سجل حالة الأصول، خطة صيانة وقائية لـ12 شهرًا مع أولويات وميزانية تقديرية، ونسخة تصلح لملف اتحاد الشاغلين أو الجهة الإدارية.
Deliverable: An annual inspection of structure, façades, roofs, waterproofing, lifts, emergency exits, fire-fighting, electrical, plumbing and tanks, an asset-condition register, a 12-month preventive-maintenance plan with priorities and an indicative budget, and a copy fit for the owners' association or the authority file.

Concrete, steel, cement, aggregates, asphalt, masonry and soil — sampled on site, tested at an EGAC-accredited laboratory, and interpreted in an engineer's signed compliance note. النطاق: 3 قلوب بقطر 75–100 مم من عناصر يحددها المهندس، مع إعادة ملء الفتحات.
Scope: Three cores of 75–100 mm diameter from elements chosen by the engineer, with holes made good.
التسليم: تحديد مواقع القلب بجهاز كشف الحديد لتجنب التسليح، الاستخراج، الاختبار في معمل معتمد من EGAC، تحويل النتائج إلى مقاومة مكافئة للمكعب، ومذكرة مهندس تقارن بالدرجة التصميمية وتوصي بالخطوة التالية.
Deliverable: Core positions located with a rebar scanner to avoid reinforcement, extraction, testing at an EGAC-accredited laboratory, results converted to equivalent cube strength, and an engineer's note comparing them with the design grade and recommending the next step.

Scope: Up to 30 test locations (10 readings each) in one building.
التسليم: اختبار غير إتلافي وفق ASTM C805 / BS EN 12504-2 على الأعمدة والكمرات والبلاطات، معايرة الجهاز، خريطة النتائج، تقدير مقاومة الخرسانة الاسترشادية وتحديد العناصر التي تحتاج قلوبًا للتأكيد.
Deliverable: A non-destructive survey to ASTM C805 / BS EN 12504-2 on columns, beams and slabs, instrument calibration, a results map, an indicative concrete-strength estimate and the elements that need cores for confirmation.

Scope: Up to 20 structural elements in one building.
التسليم: مسح بجهاز كشف الحديد لتحديد أقطار الأسياخ ومسافاتها وسمك الغطاء الخرساني، واختبار سرعة النبض فوق الصوتي وفق ASTM C597 لتجانس الخرسانة والفراغات والشروخ الداخلية، مع رسومات العناصر ومذكرة تفسير.
Deliverable: Rebar diameters, spacing and cover measured with a cover meter, and an ultrasonic pulse-velocity survey to ASTM C597 for concrete uniformity, voids and internal cracking, with element sketches and an interpretation note.

Reinforcing-steel tensile & bend test
النطاق: 3 أسياخ من قطر واحد من إرسالية واحدة.
Scope: Three bars of one diameter from one delivery.
التسليم: أخذ العينات من الموقع مع تسجيل رقم الإرسالية والمصنع، اختبار الشدّ (إجهاد الخضوع والقصوى والاستطالة) والثني وفق المواصفة المصرية ES 262 في معمل معتمد، وشهادة المعمل مع مذكرة مطابقة للدرجة (B400 / B500).
Deliverable: Bars sampled on site with the delivery and mill reference recorded, tensile (yield, ultimate, elongation) and bend testing to Egyptian Standard ES 262 at an accredited laboratory, and the laboratory certificate with a compliance note for the grade (B400 / B500).
نحتاج منك: شهادة المصنع للإرسالية إن وجدت والقطر والدرجة المطلوبة.
We need: The mill certificate for the delivery if available, the diameter and the required grade.
اختبارات الأسمنت
Cement testing
النطاق: عينة واحدة (كيس أو سايلو) من إرسالية واحدة.
Scope: One sample (bag or silo) from one delivery.
التسليم: النعومة، زمن الشك الابتدائي والنهائي، الثبات، ومقاومة ضغط المونة بأعمار 2 و7 و28 يومًا وفق المواصفة المصرية ES 4756-1 / EN 197-1 في معمل معتمد، مع مذكرة مطابقة لنوع ودرجة الأسمنت.
Deliverable: Fineness, initial and final setting time, soundness and mortar compressive strength at 2, 7 and 28 days to Egyptian Standard ES 4756-1 / EN 197-1 at an accredited laboratory, with a compliance note for the cement type and class.
نحتاج منك: نوع الأسمنت ودرجته وشهادة المصنع إن وجدت.
We need: Cement type and class and the manufacturer's certificate if any.
اختبارات الركام (رمل وزلط)
Aggregates testing (fine & coarse)
النطاق: عينة رمل + عينة زلط من مصدر واحد.
Scope: One fine and one coarse sample from one source.
التسليم: التدرج بالمناخل، الوزن النوعي والامتصاص، نسبة الطين والمواد الناعمة، الشوائب العضوية، والبري بجهاز لوس أنجلوس وفق المواصفة المصرية ES 1109 / ASTM C33 في معمل معتمد، مع مذكرة صلاحية للخلطات الخرسانية.
Deliverable: Sieve analysis, specific gravity and absorption, clay and fines content, organic impurities and Los Angeles abrasion to Egyptian Standard ES 1109 / ASTM C33 at an accredited laboratory, with a suitability note for concrete mixes.
نحتاج منك: اسم المحجر أو المورد ومكان التخزين لأخذ العينات.
We need: The quarry or supplier's name and the stockpile location for sampling.

Asphalt-mix testing
النطاق: عينة واحدة من خلطة ساخنة (من الخلاط أو من الطبقة المرصوفة).
Scope: One hot-mix sample (from the plant or from the laid course).
التسليم: ثبات وانسياب مارشال، نسبة البيتومين بالاستخلاص، التدرج بعد الاستخلاص، الكثافة ونسبة الفراغات الهوائية، ودرجة الدمك للطبقة المرصوفة وفق مواصفات الهيئة العامة للطرق والكباري وASTM D6927 في معمل معتمد، مع مذكرة مطابقة.
Deliverable: Marshall stability and flow, bitumen content by extraction, post-extraction gradation, density and air voids, and degree of compaction of the laid course to GARBLT specifications and ASTM D6927 at an accredited laboratory, with a compliance note.
نحتاج منك: المواصفة المطلوبة للخلطة (تصميم الخلطة الوظيفي) وموقع الأخذ.
We need: The specification the mix must meet (job-mix formula) and the sampling location.

Concrete mix design & trial mix
النطاق: درجة خرسانة واحدة بمواد الموقع (أسمنت وركام وإضافات).
Scope: One concrete grade with the site's own materials (cement, aggregates, admixtures).
التسليم: اختبار المواد، تصميم الخلطة وفق الكود المصري ECP 203 / ACI 211، خلطة تجريبية بمعمل معتمد مع اختبار الهبوط ومكعبات 7 و28 يومًا، وتقرير تصميم الخلطة الموقّع الصالح لاعتماد الاستشاري.
